I spent a lot of time researching the Sunset Ranches before I purchased my 40 acres. In short it was one of the best decisions I ever made. If I can help to make your decision a little easier then I'll consider this site a success.
After going through a (surprisingly painless) divorce, I realized that I didn't own a single thing. Particularly in terms of real estate. At first it didn't bother me too much, but the more I thought about it the more it bothered me.
Last year, one of my co-workers told me about these flyers that he had received about land in Texas. And though it picqued my curiosity, I knew it probably wasn't for me. My credit sucked and I didn't have a bunch of money in savings to plop down for a down payment.
Still, I did some research and discovered the property he had told me about. That was how I came across the Sunset Ranches property.
To say it was too good to be true would be an understatement. There were dozens of lots available, 20 acres and up.
Here is the best part: I could own any of these properties with absolutely no money down!! And when I checked a little further I discovered I didn't even need to have a credit evaluation!
I thought, truly this must be some kind of scam.
So I did a bit more research. I looked at every forum post I could find on Google. I looked at every bit of small print on the Sunset Ranches site. I checked with the Hudspeth County tax office.
Here is what I found:
- This is NOT a scam. The property offers are legit.
- There are no loopholes requiring any balloon payments.
- The only requirement to maintaining ownership of the property is to make your payments!
- The annual property taxes are amazingly low. My 40 acres is about $200 a year.
